Cancellation Policy

If a guest wishes to cancel his/her reservation, refunds will be issued as follows:

  • 100% refund if canceled more than 60 days before the check-in date.
  • No refund if canceled less than 60 days before the check-in date.
  • The Security (Damage) Deposit will be fully refunded in all cases.

If a guest chooses to vacate the property after check-in but before the agreed check-out date, no refund will be issued for any paid amount, except for the Security (Damage) Deposit.
If full payment of the rent is not received by the Property Manager at least 60 days before the check-in date, the Property Manager may, without notifying the guest, consider the non-payment as a cancellation of the reservation by the guest. In such a case, the Property Manager may rent the property to another party and handle the reservation deposit or any other amount deposited in accordance with the Cancellation Policy outlined above.

House rules

A Climate Crisis Resilience Fee of 15 euro per day is required by the Greek tax authorities and must be paid at check-in.
The Guest accepts the House Rules and agrees to always comply with them while on the property. The Guest will also ensure that all members of their party, as well as any other individuals they invite onto the property, do the same.

  1. Smoking is prohibited inside the villa.
  2. People other than those in the Guest party that booked the villa may not stay overnight on the property.
  3. The villa is privately owned; the Homeowner and Property Manager are not responsible or liable for any accidents, injuries, illnesses, or their consequences that may occur on the premises or its facilities. The Homeowner and Property Manager are also not responsible for the loss of personal belongings or valuables of the Guest and guests. By accepting this reservation, the Guest and any individuals invited by the Guest to the premises assume full responsibility for any harm or injury resulting from their use of the premises.
  4. Keep the property and all furnishings clean and in good order. Only use appliances for their intended uses.
  5. Events and pets are not allowed at the villa.  
  6. Parking is available at the parking area of the villa.
  7. Security cameras are installed at the four corners of the villa's property. Recordings are destroyed after the departure of the guest.
  8. Housekeeping: There is not daily housekeeping service. If the Guest desires daily housekeeping or more frequent linen and towel changes, this can be arranged under a separate agreement. Basic made service and change of linens, bath towels, and pool towels, every 3rd or 4th day stay, are included in the rental rate. Towels and linens from the unit are not permitted to be taken off the premises.
  9. Fireplace: it is not operational during summer.
  10. Water and Septic: The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything, not even toilet paper.  No feminine or bay products should be flashed at any time. If it is found that such items have been flushed and cause a blockage in the septic system, you may be held responsible for any resulting damage. The water for use in the villa is drinking water.
  11. Marble-Wood: Marble or wood are used at the vanity units of the bathrooms, at the kitchen cabinets and dining tables. Wood is also used in most of the floors, and furnishings of the property. Treat all marble and wooden surfaces with the appropriate care to avoid any scratches or damage. Do not use detergents or pour any other liquids on the marble and wood. 
  12. Pool: The pool is for use during whole year except winter that is winterized. The pool water is automatically cleaned/chlorinated, and the pool is maintained by the Property Manager regularly. On top of the standard pool rules, be aware of not entering into the pool with sunscreen products on your body. The pool filters will become clogged, and this might cause serious hygienic issues, and problems at the pool pump.
  13. Guest shall allow Property Manager access to the property for purposes of repair, utilities services, and inspection. The Property Manager shall exercise this right of access in a reasonable manner.

  8. Housekeeping: Basic daily housekeeping service is provided. Linens, bath towels, and pool towels, along with their replacement every 3rd or 4th day, are included in the rental rate. If the Guest desires daily detailed housekeeping or more frequent linen and towel changes, this can be arranged under a separate agreement. Towels and linens from the unit are not permitted to be taken off the premises.
  9. Fireplace: it is not operational during summer.
  10. Water and Septic: The water at the villa is not suitable for drinking, except from the specific faucet in the kitchens that provide filtered drinking water. The property is equipped with a septic system, which is effective but can become clogged if improper materials are flushed. Do not flush anything, including toilet paper. Feminine hygiene products or baby items must never be flushed. If it is found that such items have been flushed and cause a blockage in the septic system, you may be held responsible for any resulting damage.
